As 87% of projects overrun, we would recommend that a contingency period is built into the policy period to allow for delays (supply of building materials, ground conditions, change in specification etc). Should the works be delayed, the policy can be extended subject to an additional information and an adjustment premium. Policy cover ceases at Practical completion or expiry of the policy whichever occurs earlier.
If works are being undertaken to an unoccupied property, whilst it possible to insure the buildings on an unoccupied basis, this will be restricted perils and will exclude any damage by a contractor. A renovation policy can be arranged for a property undergoing works whether the property is still occupied or unoccupied.
This needs to incorporate the amount paid to the contractor (including any applicable VAT), all professional fees incurred for the project, direct purchases (such as kitchens or sanitaryware) and a contingency sum.
Non Negligence (or Party Wall cover) is designed to meet your obligations and liabilities udner the Party Wall act – this imposes strict liability on behalf of the home owner which means there is no requirement on the neighbour to prove negligence by you as part of the work. A non negligence policy will respond where there is no negligence by you or your contractor but where the damage (by specified perils) would appear to be as a result to the works to your property.
